Plans have been launched to deliver nearly 100 new social homes in Withernsea as part of a new housing development in Hull Road.
The scheme will provide 97 homes for social rent alongside 95 properties for sale on the open market, creating a mixed development designed to improve the availability of affordable housing in the town.
The project will be delivered by East Riding Council in partnership with housing developer Vistry, with the homes built under Vistry’s Linden Homes brand. The development forms part of the council’s wider asset strategy to ensure new housing sites meet the needs of local communities.
Funded through the council’s Housing Revenue Account in conjunction with Homes England, the scheme will include a mix of two, three and four-bedroom detached and semi-detached homes, as well as bungalows.
Around 70 per cent of the homes will be allocated for affordable renting, with the remaining 30 per cent offered under shared ownership.
The development aims to improve long-term housing affordability in Withernsea while providing high-quality homes for local residents.
All properties will achieve high EPC ratings to ensure energy efficiency and help reduce household energy bills, supporting the council’s ambition to lower costs for residents and promote sustainability.
Groundworks have already begun on the site, which construction expected to start later this month.
Councillor Michael Lee, East Riding Council cabinet member for housing and infrastructure, said: “We’re dedicated to investing in our social housing stock, particularly for coastal communities. This project plays a key role in supporting long term housing affordability in Withernsea, and supports the town to thrive.”

The homes are forecast to be delivered from late 2026 and will be allocated in line with the council’s housing allocations policy once they are ready.
The Hull Road project follows the announcement of a separate scheme at the south end of Withernsea.
Before Christmas, East Riding Council confirmed that 40 homes on the Sands Reach development off Hollym Road would also be designated as affordable housing.
The Sands Reach site, being built by Gleeson Homes, will include 29 properties for social rent and 11 for shared ownership as part of the wider 200-home development.
Those homes are also funded through the council’s Housing Revenue Account and will provide a mix of two, three and four-bedroom properties designed to support local housing needs.
However, the announcement prompted concern from some residents already living on the Sands Reach site, as well as prospective buyers who said they had not been aware that part of the development would be allocated for social housing.
While some residents argued that criticism risked unfairly demonising council house tenants, others said the issue was not the principle of social housing itself but the lack of information provided to buyers.
