New housing development in Withernsea given planning approval

A planning application for 192 new homes in Withernsea has been approved.

On Monday, September 29, East Riding planning officers gave the green light to the Vistry Homes development off Hull Road.

The site previously had permission under developer North Country Homes, which in April 2025 was granted approval for 73 two-bedroom houses, 103 three-bedroom homes and 16 four-bedroom homes – but no work was ever carried out.

In May 2025, Vistry Homes submitted a new application to build “192 dwellings, creation of new vehicular access and widening of an existing private access to create vehicular access for Plot 16 and associated infrastructure”.

The company plans to broadly follow the previously approved layout, with a few amendments.

According to the application, the proposals do not alter the number of dwellings, the point of access, the internal road layout, the footpath link to Carrs Meadow or the general location of landscaping and open space.

Vistry intends to use its own house types, although the location of each plot will remain the same. The mix of housing will change slightly, with 68 two-bedroom properties, 102 three-bedroom properties and 22 four-bedroom properties now proposed. The number of bungalows will also rise from six to 11 two-bedroom homes.

The approved plans include a new access road from Hull Road and pedestrian and cycle links through to Carrs Meadow. These will allow residents of Carrs Meadow and beyond to access a new public open space, featuring a children’s playground, a kickabout pitch and landscaping including new trees, shrubs, hedgerow and wildflower grass.

The earlier plans by North Country Homes prompted concerns among residents about pressure on school places and access to healthcare, as well as fears that the area was being overdeveloped. However, no public comments were made in response to the new application.

Work must now begin before April 2028.
